Right
to Use timeshare developer located in the Mid-West:
From November 2003 until
July 2005 was the on-site manager for a major Resort
Finance
commercial finance lending institution.
Primary
responsibility was to manage 3 right to use campgrounds,
an RCI points based condominium
property
along with all
the operating assets for the company for the
benefit of the lender who took possession as the result
of
a “363” foreclosure
sale.
Reduced the debt due lender by $9 million
resulting in a successful third party sale in
July 2005 with
full repayment of the debt.
Major Sub-Projects:
1.
Maximized cash flow
through aggressive collection of accounts receivable
and delinquent
maintenance dues, travel club renewal fees and delinquent
dues and fees.
2.
Resolved numerous member complaints
filed with the attorney generals of 5 midwestern
states and
the BBB Bureau of 2 Midwestern states.
3.
Collection of delinquent HOA dues on the deeded
timeshare property for the benefit of the HOA members
and owners of the timeshare condominium property
4.
Managed the day-to-day operations
of the company and up to 140 employees of the corporate
headquarters,
the 3 campground properties, and the condominium
timeshare property.
Resolved most
member complaints using settlements, member enhancements
and property improvements thus increasing cash flow
in order to repay the debt due lender.
2.
Resolved 100% of attorney
general complaints and all complaints filed with
the BBB resulting in a satisfactory rating with the
BBB.
3.
All expenses of liquidation
(approximately $1.7 million), normally borne by the
lender, were paid through the cash flow generated
by the company along with daily operating expenses.
A small profit was generated by the company during
this time.
4.
Repaid debt due lender in
full upon sale of the assets to a third party and
collection of accounts receivable, dues and fees.
Hurricane
Katrina Disaster Recovery Temporary Housing for a large
defense contractor located in New Orleans,
Louisiana:
Established
temporary housing within 2 months after Katrina, using
FEMA trailers,
for 225 displaced employees of a large defense contractor
and supplier of Armored Security Vehicles (ASV) to
the
US Army and the Iraqi Army.
The temporary housing
allowed the company to meet monthly contractual schedules
for the ASV’s and resulted
in full production by February 2006.
The temporary
housing also was used as a recruitment incentive
for new hires that needed housing in
order to be employed.
Major Sub-Projects:
1.
Selection of
feasible housing alternatives.
2.
Obtained FEMA approval
for trailers to be delivered to industrial site.
3.
Coordination of employee
eligibility to occupy trailers along with placement
within the Trailer village.
4.
Site improvements and set-up
of trailers on site
5.
Managed property from November
2005 until November 2006.
6.
Return of FEMA trailers
(deactivation) and closed temporary housing
by November 2006.
